A home inspection is a visual inspection of the structure and components of a home. The purpose is to find items that are not performing correctly or items that are unsafe. If a problem or a symptom of a problem is found, the home inspector will include a description of the problem in a written report and may recommend further evaluation. Before you close, you need to consider whether or not repairs are needed now and who’s going to pay for them. This inspection report puts you in a stronger position to negotiate the repairs, and/or the cost of the property.


After you’ve scheduled your inspection, you’ll likely want to start writing up a home inspection checklist. Here are some steps you ought to take to get your home ready:


  • Clear away clutter and provide easy access to areas being inspected
  • Clear the perimeter of your home
  • Turn on pilot lights
  • Check the labels on your fusebox
  • Make arrangements to be out of the house during the inspection
  • Plan to take your pets with you, or put them in crates or kennels


Buyers and homeowners are allowed to attend the inspection so they can ask questions and seek clarification. Generally, it’s best if the seller is out of the house while the inspection takes place, though. This helps the process to go as efficiently as possible, and the buyer will likely feel more comfortable asking questions about the property.


Unique homes and multi-family dwellings generally take longer to inspect, hence the fees for these homes will be higher. However, don't let the price of the inspection determine the selection of your home inspector, or whether you get a home inspection. The lowest priced inspector is not necessarily a bargain, because the knowledge gained from a Firm Foundation Inspector may save you thousands in non-anticipated repairs, or provide you a better negotiating position in the purchase, or sale, of your home. The inspector's qualifications, including their experience, training, and professional affiliations should be your foremost consideration in selecting your inspector.

Most home inspections take about three hours. These times may vary depending on the size, age and condition of the home.
